5 Things First-Time Buyers in the Oklahoma City Metro Should Know

Buying your first home is exciting — and a little overwhelming. Here are five things that make the process smoother for first-time buyers across the Oklahoma City metro.

1. Get pre-approved before you start shopping

A pre-approval tells you exactly what you can borrow and shows sellers you're serious. In a market where good homes move quickly, walking in pre-approved can be the difference between landing the home you love and missing it. Talking to a lender early is free, and there's no obligation.

2. Budget beyond the purchase price

The sticker price is only part of the picture. Plan for closing costs, property taxes, homeowner's insurance, and ongoing maintenance. Building those into your budget from the start means no surprises after you get the keys.

3. Ask about down-payment assistance

You may not need as much up front as you think. Oklahoma offers programs — including those through the Oklahoma Housing Finance Agency — that can help eligible buyers with down payment and closing costs. Ask your lender which programs you might qualify for.

4. Don't skip the inspection

An inspection is your window into the home's real condition. It can surface issues you'd never spot on a walkthrough, and it gives you room to negotiate repairs or price. Skipping it to save a few hundred dollars can cost thousands later.

5. Work with an agent who represents you

As your agent, my job is to look out for your interests — finding the right homes, reading the contracts, and negotiating hard on your behalf. Having someone in your corner who knows the local metro makes the whole process far less stressful.
